What is the process of buying a new house from SB Homes?

Some of you may not be aware of the bespoke service we offer when it comes to our award-winning homes.

We’ve put together this step-by-step buying process, to help you understand exactly what makes SB Homes such a bespoke house developer.

  1. 1. Reserving your home

At SB Homes, we pride ourselves on the different styles and types of properties we build within each development, creating a distinctive and unique feel rather than a uniform, one-size-fits-all approach.

So, whether you’re up or downsizing, we’ll hopefully have a plot that suits you. Once you’ve chosen your desired property, we then ask for a reservation fee to secure the plot.


  1. 2. Meeting with the architect and kitchen supplier

You’ve chosen the plot you want, now it’s time to get your creative thinking cap on and decide what you want the layout of your home to be like.

The earlier you secure a plot, the more you will be able to adapt the layout to your specification. 

For example, as most of our customers come on board within a few months of the plans being released, they are able to move internal walls around, making rooms smaller/bigger, choose where they have their doors and even change small details, down to how many plug sockets they have in each room. 

However, if you were to reserve later down the line, the plots may have been progressed to our ‘standard specification’, so although you would still have choice over your bathroom furniture, floor choices and tiles, you would not be able to change the layout. 

Once you’ve decided on the layout of your plot, you then need to design your kitchen. Here, you’ll meet with our kitchen supplier to decide how you want your kitchen to look, where you want your sink, dishwasher, fridge freezer, oven – the list goes on – to be located.

Some customers choose to have an island within their kitchen, others choose to have a breakfast bar – the beauty of buying off-plan means you can really have whatever you want! Not only do you get to choose the layout of your kitchen, but also the colour and finish, whether you fancy glossy grey or matte green – it’s totally up to you.


  1. 3. Choice of sanitaryware and flooring

The detailed level of choice continues… 

Whether you have an apartment with one bathroom or a house with a cloakroom, main bathroom and an ensuite, the choice of your bathroom furniture and tiles, again, is yours!

With over 20 stunning ranges of vanity units and tiles to choose from, we can assure you won’t be stuck for choice.

If you’re someone who loves the marble-effect and subway tiles that are currently on-trend, we’ve got you covered. Alternatively, if you prefer something a little simpler, we have lots of samples to choose from.

*Please note that we have a standard specification for furniture and tiles, depending on which items you choose there may be an upgrade fee. Flooring to your bathroom(s) and kitchen is included.


  1. 4. See your dream home come together and move in

Our favourite part of the whole process is seeing the plots turn into homes. Once we have your choices, our tradesmen get to work, making your ‘off-plan’ house come to life.  

We keep you up to date throughout the process so that you know exactly where your house is up to.

When the house is complete and signed off, it’s time for you to move in and enjoy your dream home.
